Banks and lenders, brokers, and the partners who come to the site with us. What each of you can expect from us, in plain words.

Lenders.

We borrow from Houston banks for lots and for construction, and we'd rather walk you through the house than describe it.

What we borrow for
Lot purchases and the construction of single-family houses, in Houston and abroad.
What you see first
The plans, the budget and the schedule, before we ask for terms.
During the build
Draw requests with photos from the site, and a founder who picks up the phone.
Timing
We close lot purchases in 30 to 45 days and build to a fixed schedule with one general contractor.

Brokers.

Bring us a lot we buy and you're paid at closing, in the contract, with no argument about who found it.

The commission
3% of the purchase price, paid at closing by the title company and written into the purchase contract.
Your introduction
Protected for 12 months from the day your email reaches acquisitions@avenrockcapital.com. If we buy inside that time, you're paid.
What to send
The address, the owner's situation in a line or two, and an asking price or a sense of one. We answer within 24 hours.
Listed lots
We work with the listing agreement as it stands and never ask the seller to change it.
One commission per lot
If two brokers send the same address, the first written introduction wins. We keep the email as the record.
Our finished houses
When we sell a house, the buyer's broker gets 3% at closing.

Partners.

Avenrock builds with its own money. Now and then a house has room for one partner who knows Houston and would rather stand on the site than read a report.

Who
A family office, a builder, a neighbour with the lot next door. People we can look in the eye.
How it starts
In person, on the site, with the plans and the budget open. Nothing is offered on this website, and we take no money from people we have not met.
