Sell us a lot in the Museum District.
Between Hermann Park and the museums the lots are small, the oaks are old, and the rules change from one street to the next. We're building a house here now, so we've read them.
The neighbourhood
North and South Boulevards still carry the double rows of live oaks planted when the blocks were laid out in the 1920s.
- Where
- Roughly State Highway 288, Hermann Park, US-59 and the Texas Medical Center. The houses sit in Museum Park, east of Main Street, and in Boulevard Oaks, west of it.
- Lots
- Boulevard Oaks was platted between 1923 and 1940 and its lots run around 5,500 sq ft. In Museum Park an 8,100 sq ft corner counts as a big one.
- Rules
- Boulevard Oaks is a City of Houston historic district, so a contributing house can't come down without a certificate of appropriateness. Its civic association asks that lots are never subdivided and that setbacks match the street. Museum Park has its own association and its own recorded restrictions.
- Water
- Parts of the district have flooded in heavy rain. Under Chapter 19, new construction in the 500-year floodplain sits two feet above the 500-year level, and we check every lot against the FEMA map.
- Nearby
- Hermann Park's 445 acres, the Mecom Fountain, and three Red Line stations between downtown and the Medical Center.
What we look for here
A lot of 5,000 sq ft or more off the boulevards, or a corner in Museum Park, with a house that's past saving on it. If the house is a contributing structure in the historic district, say so when you write, because that changes what can be built.
