Sell us a lot in River Oaks.

Eleven hundred acres between Buffalo Bayou and Westheimer, laid out by the Hogg brothers in the 1920s, with the strictest plan review in Houston. We buy here with the restrictions open on the table.

The neighbourhood

River Oaks Country Club has stood at the head of River Oaks Boulevard since 1923, and the shopping centre on West Gray was Houston's first.

Where
Buffalo Bayou to the north, Westheimer to the south, South Shepherd to the east and Willowick to the west. About 1,600 houses.
Lots
The original plat ran from a quarter of an acre to four. Recent sales sit between about 7,900 sq ft and four tenths of an acre.
Rules
River Oaks Property Owners reviews every building plan before the city issues a permit, section by section, and can refuse a house that stands nearer the street than its neighbours. No For Sale signs are allowed, which suits us.
Teardowns
Around eighty demolition permits were issued in 2018 and 2019. A City landmark carries a 90-day wait before it can come down.
Water
The north edge lies in the Buffalo Bayou floodplain and parts of the neighbourhood flooded in Harvey. We check the FEMA map and build to Chapter 19.

What we look for here

A lot of 8,000 sq ft or more with a house that's past saving, away from the bayou's floodplain. Tell us the section, since the restrictions differ by section.
